Why Hire A Professional Realtor?
Purchasing a home is not just finding a new place to live, it's a very important investment in your future. Of course, this is a decision that should not be taken lightly. Persistence and patience are very important aspects of the process; one that can be made infinitely easier with the assistance of a trained, professional real estate agent who has the determination, ability, and dedication to fulfill your needs and dreams.
Most people selling their home have a Realtor working for them as sellers. As a buyer, it's important to have someone representing your best interests. My experience, representing both buyers and sellers, has proven that informed communication and cooperation between Realtors protects the best interests of both sides of the transaction. Below are a few tips you'll find helpful, followed by a link to some very useful resources. The more you know about the process, the smoother it will go.
Organization & Other House-Hunting Tips
- Have a detailed map with your areas of interest highlighted. Along with a standard road map, also having a street directory makes looking up the location of advertised homes much easier.
- Create a file of the properties your agent has shown you, along with advertisements you clip along the way. It's also extremely helpful to gather up pictures of homes (and particular features) you like. While a good Realtor must be somewhat of a mind-reader, it's always better and quicker when they have something to go by beyond just your description of the kind of home you're looking for.
- Keep a house-hunting notebook handy to make notes on houses you've viewed, and to jot down ideas and observations, as well as addresses and Realtor contact info of any properties you see while on the road. Be sure this notebook also includes all crucial measurements. You don't want to rely on just your memory of how big your furniture is. Get a three-ring binder with dividers and pockets, and you can combine this tip with the one above.
- Be sure to bring a camera (preferably digital) so you can take pictures and/or videos of properties your interested in, along with any features you particularly like.
- Keep location in mind at all times. Research what the various areas you're looking for a home in have to offer in the way of aesthetic surroundings, shopping, schools, and other amenities. Being informed will help make your decision easier later in the game.
- Try to remain objective. Think with our head,not (entirely) your heart. Be sure the home actually matches your needs. That the floor plan really works with your own plans. It's easy to fall in love with a home that really isn't right for you. There are a lot of wonderful houses on the market, so be careful not to let your excitement lead you into making a hasty decision you may regret.
When Making An Offer & After The Closing
If you choose me as your agent I will make sure the following occurs, but you should know always to:
- Include inspection and mortgage contingencies in your written offer.
- Have the property inspected by a professional.
- Request a second walk-through within 24 hours of the closing.
- Be sure no changes have been made to the property before moving in. For example, fixtures or appliances being replaced with lower-quality versions. It's also a good idea to take photos of any features you're concerned about, with manufacturers and model numbers noted, when possible.
